The core

Most AI gives you answers.
Yours runs the business.

A chatbot waits for you to ask. An operating system knows your business, lives across your tools, and does the work. That is the difference, and it is the whole point.

03 / 16
What this is

One system. Your whole operation.

Think of it as your work operating system and second brain. It understands Manco, connects to your tools, and helps you build whatever you describe, in plain English.

Describe it, build it
Say what you want in plain words and it builds it, from a leasing pack to a whole workflow.
Perfect memory
It remembers everything about your deals and your clients, so you never start from a blank page.
Works from day one
It starts working for you on the first day. By the end of week one you are moving fast.
04 / 16
Just ask

You just ask.

"Build the pack for the Alberton warehouse."
Five pages, branded, ready for your check.
"Work out the yield on this budget."
Net income, yield and price, straight off the sheet.
"Draft the client email with the salient terms."
Written in your voice, docs attached, ready to send.
"What needs me today?"
Your morning brief, in plain English.

No menus, no settings, no tool to learn. You talk, it works.

05 / 16
Why it gets better

It never forgets.

The longer you use it, the more it becomes yours.

Total recall
Every deal, document and decision, remembered. Nothing falls through.
It knows Manco
It never forgets how you work, or how each client likes their packs and emails.
Never from zero
You never start from a blank page, or have to re-explain yourself.
06 / 16
What it does for you

Five things, one place.

Understands your business
Your deals, your templates, and how each client likes their packs, all loaded in.
Builds what you need
Packs, income caps, offers and emails, on command, in plain English.
Connects your tools
Outlook, your shared drive, WinDeed, CMAinfo and Maps in one view.
Cuts the repetitive work
Packs, income caps and offers to lease become one-command jobs.
Is your thinking partner
Brainstorm a deal, pressure-test a number, plan a call, any time.
07 / 16
How it is built

Five layers. Built one at a time.

1
Context
It learns how Manco works.
2
Connect
It plugs into the tools and data you already use.
3
Clarity
It turns the noise into one clear daily picture.
4
Automate
It takes the repetitive work off your plate.
5
Growth
The time you get back goes into winning deals.

Each layer is independently valuable, and each one earns the next. We start with the layer that buys you the most time.

On the move

Run it from your pocket.

You do not need to be at your laptop. Message your system from your phone and it gets on with it while you are away from the desk.

Fire off a job
"Build the pack", "draft that email", "what's on today", from the car or a site visit.
It works while you're out
It does the task and reports back, so you are not tied to the desk to get things moving.
The business keeps moving
Out at EP all day, on a viewing, or on the deck chair, it keeps going when you are not at it.
09 / 16
Where you are now

The deals are there. The hours are not.

You win a handful of big deals a year, and they hinge on speed and polish: getting there first with a complete, well-built pack. But packs, income caps and paperwork eat your week, the phone time that actually wins mandates is what slips, and it all runs through one person.

Commission per deal
R150k+

A small number of high-value deals, so getting to each one first is everything.

Your own admin time
5–10 hrs

Every week on packs, income caps and paperwork, instead of on the phone.

Packs a month
11–20

Each one a race against every other broker chasing the same mandate.

The build · Version 1

Where we'd point it first.

Your build order, in your words: the pack and the income cap first, then the email, then the offer to lease.

The Leasing Pack
Drop in the budget, the plans and the photos, get your five-page branded pack back.
The Income Cap
Net annual income, yield and price, worked out from the owner's sheet.
The Client Email
Salient terms drafted in your voice, documents attached, ready to send.
The Offer to Lease
Your OTL, generated from your templates, only the deal terms change.

What we build · 1 and 2

The pack, done for you.

01Phase 1

The Leasing Pack

You drop in the owner's budget, the plans and the photos. It builds your five pages: a front cover with the address, a Maps link and your hero shot, then the property overview with GLA, erf and yard size, eaves height, power, loading, zoning and occupation date, laid out how your clients like to see it. You do the final check and send.

Why first: it is the job that piles up when your secretary is busy, and speed is how you win.

02Phase 1

The Income Cap

Plug in the income and expense budget and it works out the net annual income, the yield and the price. On a multi-tenant property it pulls each tenant's terms, the part that eats an afternoon by hand.

Built on: the same engine as the pack, so the numbers flow straight in.

12 / 16
What we build · 3 and 4

The deal, drafted end to end.

03Phase 2

The Client Email

It writes the client email with the salient terms in the body and the documents attached, in your voice. Some clients want it in points, some want the detail: it learns which is which. You dictate, review, send.

So: the ChatGPT to WhatsApp to copy-paste dance is gone.

04Phase 2

The Offer to Lease

Your OTL, generated from your own templates. It keeps your standard format and changes only the commercial terms: the entities, the price, the deposit, the dates, the conditions. Retail or warehousing, it uses the right variant.

Ready: once the pack and income cap are running.

13 / 16
How it works with you

Built for how you work.

It plugs into your stack. Outlook, your shared drive, WinDeed, CMAinfo and Maps. No second system to maintain.
You stay in control. It drafts every pack, offer and email; you do the final check, and you send. Nothing goes out without you.
It explains every step. Plain English, no assumed dev or AI knowledge. The how, not just the what.
It clears the admin, not the relationships. The calls, the mandates and the client taste stay with you. That is where your deals come from.
14 / 16
Delivery

One build, in sequence.

1
Install

Context, Pack and Income Cap

  • Seed your context from your ChatGPT history and templates
  • Build the pack engine and the income cap
  • Connect Outlook, your shared drive and Maps
Packs back in minutes, not when the desk is free
2
Next

Email and Offer to Lease

  • The client email drafter, in your voice
  • The OTL generator, from your templates
A full deal, from budget to offer, drafted end to end
3
Then

The Follow-Up Engine

  • It keeps your calling rhythm and surfaces who to call
  • It drafts the outreach for your yes
The phone time that wins mandates stops slipping
15 / 16
The line

What is not in v1.

The follow-up engine

It comes in a later phase, once the pack and offer flow is running and earning its keep.

Photo sourcing

Property24 has no open photo feed, so you still drop the photos in. The system builds everything around them.

A parallel system

There is no second tool to keep in sync. It works inside Outlook, your drive and your templates.

The final call

You stay QC on every pack, offer and email. The judgement stays yours.

From here

Lock the scope.
Then we talk.

1 · Read it
Go through this and tell me anything to add, cut or change.
2 · Lock the scope
We agree exactly what we are building, so we both know the plan.
3 · A call
We walk through it together and sort the rest, over a coffee.
Less time on the pack. More time on the deal.
